Changing a Title

My best friend bought a house in North Carolina and put her then-partner's name on the title, even though they qualified for the mortgage only on her salary. She and her partner have since broken up. Is there any way she can get her ex-partner's name off the title without either refinancing the mortgage or selling the house? Thanks for any info!

Sure, buy the partner out.
Negotiate, and if all else fails, file a partition suit.

If she is able to get her ex-partner to agree to a buyout, then all they have to do is file a quitclaim deed afterwards, correct?

Personally, I doubt she'll be able to avoid the partition suit ...

That is correct and the transaction is usually done through escrow or closing attorney.
