I live in colo. in an apartment. We have just resigned our lease for another year. I have three children ages 9,9, and 13 and we have been here for going on three years. We were notified that our children could not be outside playing without adult supervision. I don't have a problem with this, except that there is about 15 other kids that live here and did not recieve this notice. our kids have not gotten in trouble for anything at all. I am guessing that our kids are the ones that have lived here the longest and are the ones know to the manager. I feel like they are wanting to evict us and are using anything as an excuse. Is there anything I can do about this.

WHY? did you kids do some damages or are harassing other kids?

Is there a sign outside saying parents must supervise their kids?

If not you have a lease, they cannot change your lease until it expires...

But they can make universal new rules as to the common area.

With a lease they can only evict you by taking you to court and WINNING!

the kids did no damage to anything nor do they harass anybody. they were trading cards with the other kids in the complex and the manager walked by and seen them. Keep in mind there was about 10 kids sitting on the grass along with mine. About 15 min. later, they put on note to cure or evict. none of the other childrens parents got this notice, just ours.

It says: Community rules violated:
Failing to supervise minor occupants. The children have been seen unsupervised. Failure to remedy this issue within the three days allowed per this notice will result in the termination of your lease agreement. thank you for taking the time to respond to this.

Well..... get a copy of the rules,wasnt one put in your lease or posted somewhere? Or available in the office?

and if its there... then not much you can do.....

They just cant make things up out of thin air, see if they sent notices to all the tenants about the change in rules

You probably wil have to go to court with your lease, and prove there was nothing written anywhere.

can you tell me why it is that our kids are the only ones not allowed to go outside without supervision. Why can they only do this to us. If this is a community rule, why are all of the other kids allowed outside unsupervised

Since you have been there 3 years, the management probably knows who your kids belong to. As for the other kids, the management may not know who they belong to, so could not serve notice. They probably are not singling you out intentionally. Just comply with the request and supervise your kids.
