What is the name of your state (only U.S. law)?
Background: I am a co-owner of a property (house). We bought the house in Dec 2015. The other co-owner moved out and is no longer paying her 50% of the total monthly instalment. We are not married. I paid her 50% of the deposit and also her 50% of the transfer and registration costs involved on her behalf since she didn't
have enough money at that time. I am currently busy buing her out (registering the property in my name only)and is in need of answers to the following questions:

Questions:
1) I paid the full deposit. Can I claim 50% of the full deposit from her and can I claim it even after the property had been registered in my name only.
2) Do I have to pay back the instalment payments which she made on her 50% share of the property?
3) I paid for all the transfer and registration costs. Can I claim the 50%, which I paid on her behalf, from her and can I do that even after I bought her out?
4)We built a granny flat on the same property and she agreed that she would pay 50% of the building expenses. She hasn't paid anything yet, although I gave her half of the rental income every month. Was it her right to receive 50% of the rental income? If yes, do I still have to give her 50% of the rental income?
5) I paid for all the maintenance and upgrades of the property, including the garden. May I claim 50% of the expenses that was used to do so. Do I need to have all the receipts of the expenses, or will the expenses as indicated on my monthly bank statements also be accepted as proof?
