comercial deposit refund

I rented a commercial space in Culver City California for use as a coffee house. Upon renew the lease for five years I put in a clause that the lease could be fully transfered. After 2 years into the new lease I decided to sell the business to someone who did not want to assume the full lease. After one year this party sold the business again. Upon the sale of the business I trasfered the remainder of the lease to the new owner. When I went to the management company to get the new lease they said that they were charging for 3 years back increases that they forgot to apply. Can after 3 years(2of which I paid rent on and one of which the second owner paid rent on)be charged back increses. The lease states that they were allowed to do a cost of living increase and an increase"if any" would be applied annually. So now that they are holding my deposit for these increases what can I do and what laws apply in thier favor?
