Can a commercial landlord in massachusetts lock the doors on a non-paying tenant without giving written notice? If written notice is required, how much notice is required?

Commercial rentals are governed solely by the lease contract. If your lease says tenant may be locked out for non payment, or if it does NOT specify that written (or any other) notice will be given when payment is late, then it's probably legal. Take your lease to a local contract lawyer for review and opinion.

**A: most likely written notice was already given in the lease, so look at the lease default provisions. And the answer is yes, since commercial leases do not fall under the MA residential L/T law. I surely hope you're the landlord and not the tenant.
