Commercial Lease/Landlord Problem

I am leasing a commercial property. The local fire department has come out to the property twice to see if the landlord has brought the property up to code. The landlord has been sighted but has not done anything about it. I feel this is a fire hazard for my business. The landlord also has not taken care of the property such as extermination of the mice coming in from the field behind the property. Can I break the lease If so, what do I need to do?

Read your lease.
There shold be a section on Tenant Remedies dues to L failure to maintain premises.
