Commercial Tenant Eviction

I own a commercial building and rented a space to be used for storage purposes - my mistake, giving the keys to the tenant before he signed any lease or tenant at will agreement. Since he was paying - we didn't feel it was such an issue to get the rental agreement signed. For 2 years the tenant was paying rent until recently fell 3 months behind. In the meantime, the tenant was sent a notice that the rent had increased. Eventually the tenant slipped 3 checks under the door for the 3 months rent he was behind. All 3 checks bounced - and are still not good to redeposit. We've reached the tenant by cell phone who says they are good - then claims cell phone breaking up and hangs up. Where can I find what the commercial tenant eviction actions that I need to take - and is it a problem that he never signed a rental agreement. The property is in Massachusetts. Also, the tenant is storing a bunch of junk - nothing neatly packed...who pays to have that all removed once he's evicted if he doesn't move it out himself??
