What is the law regarding property rental contracts for one company signed by another?

I an involved with rental properties. I establish leases at a home or apartment, furnish them, establish all utilities and then rent them to my clients.
This is not a sub-leasing scenario.

How would I go about executing a lease if a corporate client a company decided they wanted to allow another company a relocation firm to sign their leases on their behalf?
