What is the name of your state (only U.S. law)? Kansas

I am the seller on a contract for deed and buyer is late on payments. I plan to serve notice of default tomorrow providing 14 days for buyer to cure the default then provide second notice of 15 days to cure or vacate the premise. Suppose the buyer cures this default but in the process becomes late on the next payment. Can I continue with cancelling the contract or do I need to start a new process allowing them the specified time again to cure the new default?

I have been lenient with their late payments but feel they are taking advantage of my kindness and want them out. What is the name of your state (only U.S. law)?

**A: you would need to start the process again. Whomever wrote those terms is way too lenient.

Yes, I'm wishing I had done more investigating before I used this contract but in some ways it is beneficial.

How would you have done differently though?
