What is the name of your state?Florida


If the closing date on a vacant land contract has passed and seller does not sign the extension because seller has found that there is a lien on the property and cannot or will not sell the property now, is the buyer entitled to his inspections fees (on the well & septic) reimbursed?

What does the written contract say about this situation?

Is the buyer ready, willing, and able?

Florida
Contract states under Effective date: Time is of the essence for all provisions of this Contract.

Contract states under Feasibility Study: Buyer will, at Buyer's expense determine whether the Property is suitable, in Buyer's sole and absolute discretion.

Contract states under DEFAULT: Seller Default: If for any reason other than failure of SELLER to make Seller's title marketable after diligent effort, Seller fails, refuses or neglects to perform this Contract, Buyer may choose to seek damages or to seek specific performance

Does the contract become void if the closing date passes and no extension is signed by the seller?

Since the property is not being sold now, is the buyer entitled to a reimbursement of inspection fees?

Yes. Just to clarify- even though no extension was signed by seller,buyer can still pursue?

closing date issue

closing date has been set and seller is saying it could take 8 more weeks to close the contract says set date on or before what rights do i have
