What is the name of your state? California

My mother and I own a home. We have recently fallen into fighting, and I have decided to move out. She says that I then lose my rights to the house, so to avoid all her crap, I want to force a sale this Summer. I am trying to write something out to protect my arse when the sale goes through, because I know that the house needs some repairs to the roof, and other things.

Could you please tell me if this is laughable, if I need to touch on any other points, and anything else you might think of that might be useful to my efforts?

Concerning the property at (my address), Penn Valley California (herein referred to as "the property").

This property is jointly owned by (my name), and (mother's name) (daughter and mother), (me) having put up the initial 5% down payment, and (mom)having put up her credit and earnings information. Ownership is divided 50/50 and will be divided as such at the sale of this property, unless otherwise noted.

At the sale of this property, both parties agree to pay 50/50 for any repairs needed for the sale. If one party is unable to provide 50% of any given repair(s), and one party provides 100%, then the party who paid in full would be reimbursed 50% of the repair from the final disbursement of funds from the sale of the property.

Gryn, you and ma need to list your house with a real estate agent; tell the agent what conditions you want in the contract.

Yes, I am on the deed and everything else. I wouldn't have it any other way.

I really wanted something in writing right now, in case things further deteriorate into chaos. Just a simple, "This is what we agreed to in the beginning," would make me feel a hell of a lot better about the whole thing.
