I live in Houston, TX. I was a flood victim back in June. I had moved in June 1, 2k1 and it flooded the night of the 8th, early morning of the 9th. I lost almost everything. My husband lost his job due to us losing the car in the flood. He still hasn't found work; we just got another car this weekend. The carpet and hardwood floors were damaged in the water and my landlord doesn't want to repair them. He said he'd come down $50 on the rent. with the floors not being repaired, we cannot walk bare footed, the slats in the floor have come apart and I think I have mold/mildew growing in the floors because my children and I are constantly sick. If my husband and I do the floors (construction repairs is his occupation), and the landlord does not reimburse me, can we then put a lien on the property. There's more to this, but there's just not enough space, sorry. Any help would be appreciated, whether it's advice or direction.

And why are you paying rent at all?

Sounds like you are a bumch of DUMB rednecks, and the landlord is allowing you to show your dumbness to the world.

Why on earth didnt you have insurance? If you knew this was a flood area you could have purchased renters insurance wih flood protection.

Also if the landlord was responsible for the flood or water damage the landlord insurance company would pay for it.

The place in uninhabitable, you need to call the health dept, and a city inspector,

Now you see why there is NO EXCUSE for you to be such BAD parents and allow your kids to live in such filth.

OH this is just like you Southern Rednecks, fixing up things in exchange for the rent. When will you rednecks learn.......

YOU NEVER spend yor money on the landlord property.....and you can NEVER force the landlord to stop being a slumlord!

So... The landlord has a real easy life renting to dummies like you, with no lease you could have moved with no penalties, and with a lease you could withold rent.

If you do the work as a nominal quid-pro-quo landlord tenant deal, then NO.

If you do the work as a nominal contractor (estimate, signed work order, etc.), then YES.
