my tenant here in dallas, Texas signed a lease which allows
only 1 dog on the premises, and any other pet has to be
approved in writing by me (mr. landlord). At last count,
he had three (which I have documented on film). The popular
book "landlording" says the course of action for me is
to serve him with a "notice to perform covenant", but that
book is based on California law. What is proper texas procedure, legal form, etc. thanks.

Well that is why you must have a lawyer you can call, and remember leagl fees are tax deuctable aginst your rental income.

Here in NYC its called a 10 day notice to cure....which means he has 10 days to get rid of the two dogs, or you can start evcition procedures.

You can do what ever you think is best but I wouldn't take advice from some one thatgets her kick by tring to belittle other people and their problems. She replyed to my question with contempt and hateful disreguard for my feelings or problem. she offered no advice only hate and bitchyness
