Cosigner rights?

So I've been living with my boyfriend for about 6 or 7 months now. He rents the house we live in. But he had to have his mom be the cosigner because his credit wasn't that good. Well we got in a fight a week ago and he told his mom because he ended up kicking me out. He let me move back in for the remainder of the month (because hes moving out anyway cuz this place is too expensive). His brother went to their mom and told her I'm back and now she's claiming if I don't leave by tonight that she's going to call the police. He says his hands are tied, but I've been told the opposite.

So my question is, does the cosigner have the right to say who is there and who is not? Does she have the right to kick me out when she doesn't pay rent and doesn't live here?

I only ask because I have nowhere to stay now. And she doesn't care.

Neither your boyfriend, nor his mother, have any right to kick you out like that. She also cannot call the police and have you removed either. You are considered to be a tenant of the home and they must follow the legal steps to evict you. Explain this to your boyfriend and advise him that you will not be leaving until you find somewhere else to live.

I forgot to mention that I also am not on the lease. And the landlord doesn't know I've been living here. He barely answers my boyfriend's calls anyway so there's no way we could tell him in the first place.

Doesn't matter BUT unless one of the tenants gives you permission to stay there, you can be forced to leave.

They can't make you move tonight or anytime without first providing a proper notice but they can eventually make you move.

This has nothing to do with your problem. But it is totally not okay. In future use written mail (no email or text) and get permission from your LL.

By following the proper steps for notice and eviction. Odds are that is going to at least be 30 days notice to move out and then additional weeks for the court eviction process.
