Signed a lease in 1996 .....with agreement, I was responsible for snow removal, lawn mowing, leaf raking.... Landlady put increase in lease of $50.00 p. mo. and allowed me to have washer/dryer in basement. (She pays for water).
Each Sept. rent increase agreed with rent control laws, rent increased with tax increase. (this is a duplex). This past April, she found out she is not governed by rent control since this is only a 2 unit dwelling. She contacted me by phone, explaining she was increasing the rent $25.00 as of Sept., assuming this would not be a struggle for me. I am a single Mom of 2 minors. I agreed $25.00 was acceptable. Following month, she was at property and my sister asked her when she was going to paint the interior. Hasnt been painted in 10 years. She stated painting not part of lease. Then she called me and said if I wanted her to paint, rent would then be $50.00 more per month. I said, ok, then you be responsible for lawn, snow & leaves. I can no longer do this due to permanent damage to my neck & back
I currently pay to have this maintenance done, and believe me I struggle. She said NO, I am still responsible for lawn, etc. Then on or before May 20, 2001, I received a letter in the mail from her stating that my rent will be increased by $35.00 per month as of June 1, 2001. On the first of June, I paid my normal rent, as she did not give me 30 days notice. Also, my lease in renewed in Sept. and that is when the increase should be. She claims she told me verbally that I am no longer on a lease, and am now month to month.Anytime she gets upset, she states, if you dont like it - MOVE OUT! What are my rights here, if any??? Thanx

you have a lease and if the landlord doesnot like it... tough!

So plan on moving before your lease is up...you will NOT get a renewal.
