Deed Transfer to Spouse

What is the name of your state (only U.S. law)? Illinois

My wife and I are on the deed to our property. We want to transfer the property to me, removing her from the deed. I have a quit claim deed. My question is do we describe the grantor as both of us tranfering the proprty to just myself and we both sign the deed - or is just my listed as grantor transfering the property to me and just she signs?

Example - Husband and Wife hereby transfers to Husband (both sign)
or Wife hereby transfers her interest in property to husband (wife signs)

before you seriously consider this: is there a loan on the property?


then, she would be the grantor to you the grantee.


You also need to realize that as being married, she begins earning a new interest in the home the instant she signs off on any interest she currently holds. Being married means she acquires a share of marital property as the house increases in value.

I also haven't checked (you need to): some states have very specific rules on the construction of a deed. I know in my state they state specific dimensions for a border around the verbiage that must have no writing in it at all as well as a few other requirements. If the deed is not as any pertinent laws require, it would not be a valid deed.
 
I would recommend using a title company. I'm in Illinois and have quit claimed before. It is fairly simple and not expensive, so let the professionals do it.

Also as justalayman alluded to if you may want to refinance the home to your name. Quit Claim will only transfer the title not the mortgage.
