I have a notorized deed that has not yet been recorded. Recently I have learned that the previous owner is being sued by a legal recovery firm for an unpaid debt. Is the notorized deed valid? Can they take any action against my property? The date on the deed is dated before the lawsuit was filed.

Record the deed in the local land deed records at the courthouse and then have a local title company run a title search.

Sounds like some fraud going on here.
