What is the name of your state?What is the name of your state? Tennessee

Is it legal in my state to write a deed with a Transfer-on-death (TOD) clause to automatically transfer title of real estate to a beneficiary upon the death of the original owner?

If so, does the land transfer with a steped up value the same as if it had been placed in a living trust?

If the above is possible, please comment of the pros and cons as opposed to a living trust.
