I Purchased tax-lien at auction several years ago.(kept taxes current) I foreclosed on the tax-lien and received default judgement. County insists that i go thru a sheriffs auction to obtain a deed.(won't issue treasurer's deed) I want the property and i'm afraid of sending it to auction for fear of getting outbid. My question: Can i just purchase from the owners and receive a quit-claim deed from them now (they agreed to sign it over to me) and avoid the sheriffs sale? (there are no other liens on the property)
