What is the name of your state (only U.S. law)? Colorado
Long story short. I rented a house, got a signed lease. Tenant refused to pay and moved out. After 2 months of letters, and phone calls, I decided to go to court. We had to go to civil court, not small claims. Judge ordered arbitration in which we reached an agreement for less than what was owed. The tenant agreed to pay within 45 business days. The date for court is set for April 5th. What do I need to do if he doesn't pay up?

Do I just go into court, or is there other paperwork I have to file? What can I expect?
