defaulting on contract for deed

What is the name of your state (only U.S. law)? Kentucky

In 2004. I sold the property I was living in to a woman under a Contract for Deed. In for Two months she has not made per payment. (she won't answer her door or phone). According to the deed after 30 days late the contract is defaulted. I went to the lawyer and he said that because of a law that was passed in 2008 (SAFE act) Ihave to go through a Master of commisioner sale and risk the initial mortage company coming after me. I still owe 9,000. This just doesn't sound right. I might as well let her stay there for free. Also, she has no income. What is the name of your state (only U.S. law)? Kentucky
