I live in Michigan. My lease will end this month. I told the landlord I would not be signing a new lease (I am buying a house) but would sign a month-to-month lease.

I just got the month-to-month lease and read it carefully. It specifies a 60-day notice before vacating! What is the definition of a "month-to-month" lease?

I am considering striking out the references to "60 days," writing in "30 days," and signing and returning it. Will that do it, or can the landlord set any notification period he wants?

do you have 2 months security or did you pay last months rent? If so then you or the landlord must give 60 days,

And the month starts when you normally pay rent.

I gave a security deposit when moving in, but first and last months' rent was not required.

Does that make a difference in whether I can force the 30-day issue?
 
With a month to month, usually notice is equal to the rental period. Rent's due monthly; 30 day notice would suffice.

Since the LL wants 60 day notice you are going to have to negotiate with him. What happens if you don't sign the new lease, does the old one convert to month to month automatically? Check your old lease.

If a tenant crossed out something on the lease, I would consider it void. I listed my terms, the tenant either agrees or not. I wouldn't sign something I didn't agree with...you need to discuss this with your LL and work something out.

I agree with you...what's the point of m2m if it's not based on 30 day increments?
