Seller is delaying closing date because current tenants are not moved out yet . If the closing date on the contract says "on or about Dec. 10 2001", does that mean they have another 30 days from that date to close? Is it a NY state law? Mortage interest rate expired and currently paying to extend rates. Seller not willing to pay for extension costs. Is it possible to back out of deal and get deposit back?

Thanks
