I just received a "Demand for Possesion - non payment of rent" notice from my landlord demanding payment for a sum which doesn't make sense to me (a broken fraction of the rent). I was surprised with the harshness of the measure, considering I've payed all 16 monthly rents to date in time and in full, the one exception back in October was paid 3 days late, late fee included. I have proof of all payments to date in my bank statements and check copies. The Notice states that I should either pay or leave premises, within 7 days. I'm not sure if I should contact them personally to discuss or if I need a lawyer just yet. How do I handle this right and minimize hassle ?

Contact the landlord and ask him where his numbers came from. Be polite and professional. Based on what you say, it sounds to me like their is some confusion between your version and his. Make your best effort to resolve this.

Then, if you need to, be prepared to show the court that his complaint is without merit. And since you didn't follow the forum directions (see the RED text at the top of the screen??) we have no idea if your location has a rent board or not.
