I rent "only"a trailor pad,3 months ago i evicted a tenant for back rent of 4 months,i was granted the eviction on dec.6,and a judgement for "wrongfull Detainer" they were not living in the trailor,but some of their stuff was still in it,on jan.6 i was granted an "order of execution",at that time an officer came to oversee the removal of the personal items left to be held in storage,i then sent them a 10 day demand notice[as my lawyer adviced],next thing i know "my lawyer" said i had to give their stuff back!they also hired a lawyer who said i should have issued the 10 day demand,before i proceeded with the 'writ',soo i gave them their belongings back!! now their lawyer wants me to allow them to remove the trailor also.The worst part is i have not been able to talk to my lawyer since,he informed me to give their things back,its been over a week and he hasnt responded to one phone call!I am lost,i am in debt 985.00 because of this and i am in the same position i was 4 months ago.Neither tenant owns anything,nor has a job.what can i do to try to recover my money,i feel like the legal system has failed me or maybe my lawyer????

The only thing is to get a money judgement against them or the $985 and someday when theydo have a job or money you would be able to attach their pay or any other assets..do they have a car truck etc?

They own the trailer well get a lien on it, they wont be ablle to sell it and in some states they cant move it either with out paying you.

Sorry man NEXT TIME you have to ask for more financial information before you rent to such poor people.
