Different landlord in 3-day notice and summons

What is the name of your state (only U.S. law)? CA

There are 3 owners for the property, but only 1 owner listed on the rental agreement signed with the tenant.

The owner listed just handed the tenant a 3-day notice to pay rent or quit. The notice was left on their door on the 4th day after rent was due and a certified mail was mailed to each when the tenants were unresponsive to phone calls and visits to the property.

My questions are:

1) Tenants on lease are husband/wife - do they each need a 3-day notice or can it be on the same notice (we put 1 tenant name on each and mailed each one separately)

2) Can another owner now take over and be part of the summons/eviction process? Or does it have to be the owner on the rental agreement?

Regarding the tenant on the notice, it is best to list ALL tenants on one notice (along with "AND ALL OCCUPANTS" to cover any persons unknown living there). A separate notice for each also works, as long as all tenants are listed on your summons & complaint, and all notices have been attached to the complaint.

Regarding adding another owner to the complaint, if that person has always shared an ownership interest in the property throughout the tenancy, I believe that they can be included as an additional plaintiff. But we may need another opinion on that...
