as of 1/1/01 new rental agreements. as part of this i was required to pay an additional $100.00 security deposit. I entered into a verbal agrement with the landlord that I would pay the additional money and sign the new rental agreement when the rug was replaced.well we are 5 months down the road and the rug has not been replaced. I just recieved notice today that states because i haven't signed and returned the latest agreement within the 15 days that my use of pool is revoked due to liability reasons. it also states that my status as a tenant will go to an "at risk tenant as of 6/01/01 and my rent will be incteased by $50.00. if i want to retain my status and rent amount I must sign the latest rental agreement by 5/15/01.I have lived at my apartment for 3 years and been a good tenant when i moved in the manager at the time told me he would replace the carpet within 6 months.Well within those 6 months the manager moved out.when the 2nd manager took over he to was made aware of the carpet as well as the owner who lives here also. Please tell me. do i have any legal recourse here. after all everything was verbal.I really think this is pretty crappy for the landlord to do this. it's not the money i care about it's geeting the carpet repalced a lot of other apartments have newer carpets.please answer asap I don't know what to say to the landlord except for a few choice words. thanks,

You can try to negotiate an agreement with the new manager like the one that you say you made with the earlier manager.

If he agrees, make it part of the rental agreement.
