What is the name of your state? California

Six years ago, my divorce agreement included that he is entitled to the house but is to pay my share of the equity if the house is sold or our oldest turns 18. It took him several years to get my name off the deed and I'm still on the second mortgage. Unfortunately, he has been late and in foreclosures several times and it has ruined my credit. He gave his sister the house and the deed has been changed to her name. Is that considered a sale? Am I entitled to my share of the equity as written in the divorce settlement? What actions can I take that he hasn't taken me off the loans?

I appreciate any help with this. Thank you.

Go get your Marital Settlement Agreement. Now, quote the exact language concerning the home and the mortgage(s).
