My response:

PA is a "Separate Property" State. You will only receive an "equitable" portion; not an "automatic" one-half interest as if you were living in a Community Property State, like California.

Actually, I believe your situation is a "good" situation. You'll get an equitable portion, but you won't have the hassle of being tied to a mortgage contract, and being hounded by creditors and collection agencies if he should default on the mortgage contract.

But, upon divorce, he'll still need you to sign a "Quit Claim Deed" and, for that signature, you can pretty much charge whatever you want !

For example, if the house is worth $100,000.00 at the time of divorce, and you are required to sign a Quit Claim Deed, then you can tell him, "Sure, I'll sign the Quit Claim Deed, but start forking over half of the value of the house, minus half of the unpaid mortgage !"
