Do I have to fix my rental property with insurance money

There was a fire at one of my rental properties, and the insurance company is sending me money to do repairs. I woud rather sell the house as is and hopefully pay off the balance of the mortgage, and keep any extra from the insurance payout. Is this legal or do I have to fix the house?
Thanks for any advice.

You can do this, but you will likely only get a portion of the cost to repair the house from the Ins. Co, as they will hold depreciation of the materials until the work is completed.
