About one month before move-in, I toured an apartment, and signed the additional paperwork required to secure the apartment. I agreed to a one year lease, asked if I could sign it then, but they told me all the paperwork would be done on the day I moved in. On that day, I signed the lease, which was fine, but they also had me sign an addendum which says I will pay to refurbish the unit if I am there less than 3 years. I had no choice but to sign, I would have been homeless otherwise. If I vacate in accordance with the lease, but before the 3 years, am I forced to abide by that document I signed?

My response:
Your use of the word "refurbish" is vague and ambiguous. That could mean anything from "cleaning" the apartment, to repainting, recarpenting, retiling, etc., and everything in between, or making the place as good as when it was "brand new." Could you please write for us, the salient portions of the agreement for review. Then, we'll compare that to your State's laws.
Thank you.
