YES.....as long as there is no mention of a renewal, then either the tenant or landlord can give a 30 day notice to vacate, or change the terms or raise the rent.

and it starts when the rent is due, so if you gave it today and your rent is due on Feb 1st, you are obligated to pay rent till March 1st, UNLESS the landlord agrees in writing to a different date in february.

Acutally - NO. If tenant pays 13th month's rent and landlord takes, then a month to month tenancy may be created - but not automatically. Most leases of definite term, end at the end of the term if there is no provision during the lease for a renewal.
