Part 1) Our one year lease on the house we've been renting ends April 1. The landlord has chosen not to renew our lease as she intends to make improvements in order to refinance the property. She also may very well choose to occupy the house when we leave, but that is NOT the reason we were given for her not renewing. Do we have any rights? Are we entitled to any relocation assistance? Part 2) We were told all of this verbally by the landlord's daughter. If we do not receive proper written notification, does that open up any doors for recourse?

Its sounds like you leased your house for a fixed one-year term. (If not, the following analysis does not apply.) Generally, a lease of real property for a fixed term terminates upon the expiration of the term without notice. Further, absent any provisions to the contrary in the lease, a landlord has no general obligation to renew. The upshot of all this is that, assuming that you have a "fixed term" tenancy, that landlord is entitled to possession of the premises upon the expiration of the term and doesn't need to provide you with any kind of notice or reason or demand in order to perfect this right. Sorry.

P.S. You might do well check with a lawyer in order to make sure that there isn't any local law or here-unstated circumstance that might help you out. If you need a lawyer, check the freeadvice.com attorney pages.
