Duplex owner busted for drugs, where does that leave renters?

The state is Colorado. Just leased 1/2 of a duplex 3 weeks ago. Owner of the property lives in other half. Early today I was treated to a view of the SWAT team raiding her half and finding a Meth lab. My questions are: 1) Do I have any legal responsibility to honor this lease if the property is not seized? She endangered the lives of my entire family and there is no way we are staying. 2) Do I have any legal obligation to pay any more rent, considering that it is her fault that I now have to incur the expense of finding a new place to live in a very tight rental market. I pretty much kissed our deposit goodbye since any money she has will probably go to pay for a lawyer. 3) If the property is seized, where does that leave us? How much time will pass before they put us out and who would we pay rent to during that time, if anybody?

Any help would be appreciated since we are still in shock and not sure where we stand.
