I moved into a condo community in January... It was a nice, quiet neighborhood. Now that summer rolled in, I've got 15-20 kids running around my condo and in my yard. I have a dog and I can't take her outside without the kids harassing her. Not only that, but they're noisy and destructive. I can't possibly talk to every single child's parents!

I need to get out of my lease, but I don't know how. If I decided to buy a house, could I borrow extra on my mortgage to pay off the rest of the rent? If I paid that off would it then be legal to terminate the lease?

think of it this way.....YOU want something from the landlord so YOU will have to do all the work.

Wjhat does your lease say about termination..EXACTLY!

You have a lease and you will owe rent till it is re-rented, If YOU want to save money YOU will have to help the landlord find new tenants to sign a new lease.

YOU will have to show the apartment to prosepctive tenants.

So YOU should start be having a talk with the landlord about giving a 30 day notice to vacate and to start running ads in the paper.

But buying a house is different YOU should plan on paying rent AND a mortgage for one or two months becuase closings get delayed, delayed and DELAYED!

Also it is Illegal for the landlord to collect double rent from you and a new tenant.

You want to buy a house yet you didnt read your lease before posting a question.

I must break you of your bad habits like this before YOU get yourself in a BIG deep financial Mess.

What are you going to do just believe the owner of the house? or the broker? Yup its people like you who get scammed very easily.

You MUST learn that everthing has to be in writing, and a Judge will only look at that, anything verbally agreed to is worth the paper its printed on.

Have you learned your lesson..... YET?

review your lease for early termination clauses and also consider speaking with the landlord about the other traffic it may not do any good to notify the landlord about your concerns , And yes though it would be expensive you could pay off your lease . Now monday morning call your city /county govt center and ask if they have a renters advocate or information for tenants who wish to terminate there lease early , your state might have laws that spell out exactly what you are responsible for with a early termination . do talk with your landlord about it as well after you get abit more information , If you cannot get the Information you need from your govt center consider consulting with a local law firm
