easement lapse ?

The real property is in Massachusetts on a small street subdivision (8 lots). Between one side of my lot and my neighbor runs an easement to a property in the back of my lot which is not in my subdivision. That back property that has the easement does have another outlet to the main road not requiring the easement. The easement has not been used for at least 30 years and there are mature trees growing in it. Can I go about eliminating (extinguishing) this easement since it has never been used? If I can, how would I go about it?
