What is the name of your state? Texas

I am just wondering, I have a 50 foot easement on my property and I need to find out what percentage of that land I am in control of? Can anyone else use the easement, such as an adjoining neighbor? If I plant trees on the easement am I the sole owner of said trees? And lastly, am I also solely reponsible for the maintenance and care of said easement?

**A: read your easement agreement recorded on title.
