I am considering purchasing a piece of property with an easement running through it. The legal describes it as ingress and egress for utilities and others. It is a driveway the leads to another parcel and passes completly through the parcel I am considering purchasing. On the parcel that the driveway leads to is a horse riding stable where people board their horses. Here are my questions: 1) who is responsible maintance of the driveway (easement) (snow removal, repairs, general upkeep) 2)what if someone using the drive has an accident and is injured? Can I be held liable? 3)what restrictions can I place on the drive if any?

My response:

I wish I had a better answer for you but, just because of the way you describe it and your questions, I wouldn't buy that piece of land "on a bet." It's a liability headache just waiting to happen.
