THIS IS IN TWO PARTS
1.) When we bought our house,the day before closing,we found out the house was short 250 sq. ft.(finally got appraisal!)We closed anyway,because we already occured costs in buying.Do we have any recourse against the realtor?

2.)Also at the closing,we found out there was an encroachment on the property(finally saw survey!)We ackowledged this and closed.We then found out from the encroachers,that they have a prescriptive easement.
a.) how do I find out if they really have the easement?

b.)Do I have any recouse against the title company for not checking on the encroachment?
