What is the name of your state? CA

My child called me frantic from California, having received an eviction notice prior to the expiration of her lease. It just cited "violated of lease terms," but didn't specify. Prop. owner hasn't been "available." Two nights ago she met a fella at a social event who spoke excitedly about a house he was going to rent from a pal. What are the odds?...it's my girl's place. She seems to think that gives her some cause of action against the property owner, or that there's some kind of fine for groundless eviction for the purpose of making way for a preferred tenant.

My recollection is that you can throw someone out to rent the place to family, and do so pretty much with impunity... anyone know anything about that? Can anyone refer me to chapter and verse?

Another factoid-- is there any period beyond a house guest might be considered a tenant by default, under the law? We're guessing here, but since the LL has to have some basis, we wonder if it's because she had a house guest stay there for almost a month with his three (!) dogs. There's absolutely no verbage about houseguests in the lease at all. tnx.
