What is the name of your state (only U.S. law)? CA.

I was unable to pay rent on the 1st (when it's due.) I emailed the property management and let them know, and told them I would pay it as soon as I could. My lease states that after 3 days of unpaid rent, there is a late fee. So in the email, I said I would include the late fee.

I still haven't paid the full amount of rent. But I have given them more than 3/4 of the rent.

Now I was just given an eviction letter. "3days to pay or quit".

My question is...is there a certain amount of days you have to be past due before they give you an eviction notice? And since I paid the majority of rent, can they still evict us?

Yes, there is a certain number of days past due. That number is *1*.
And, you have NOT paid the rent.
