in California. Daughter has been living rent free in fathers house for over two years with boyfriend & kids. Father ill and hospitalized most of last year, recovering now with friends. Father has always paid mortgage/insur/prop tax payments. Father needs rental income, plans to renovate & rent out house. Daughter given 3-day notice letting her know that 'caretaker services' were no longer required. Daughter has made no improvements to the house nor offered payment in any way. Will father have a problem evicting if need be?

Yes, he will have a problem because the freeloading daughter will refuse to move out. The he willl have to go to court and get an order to evict the unlawful detainers.

Closure on this....it did take us a year to get daughter evicted from house. She has been convicted of Grand Theft and will be sentenced this Thursday. She will probably do at least one year jail time and restitution (~$12K). We are now renovating house for rental income for the Father and he is doing well (health-wise). The legal system works, just have to be persistent and patient.:D

Thanks for the update and that is good news about the Father.
Daughter will still get free rent but this time in the slammer where she rightfully belongs.
