What is the name of your state (only U.S. law)? PA

I had the court hearing and the landlord won possession if I don't pay rent by the eviction date - which I have not been told when that is? It is my understanding that she still needs to file a paper with the sheriffs office and they serve me with a notice of what date I need to be out by. Is that true?

Also she said she is coming before I get the notice from the sheriff to remove all her furniture - can she do that before I legally have to leave?

It wouldn't be wise, but she might be able to get away with it. You should just move if you can't pay.

Humm..that is tough. She does own the furniture and the lease is still enforceable till she takes possession with the sheriffs office. Will she get in trouble. Well look at it this way, do you have money to hire an attorney to fight her???

As for eviction, the police generally give you 24hrs to vacate notice which they will just post on the door. Depending on city of course, once the notice is places it may take them 48-72hrs to show up. I know in South Florida, they take 2-3 days and do not d evictions on weekends. Plus the LL has right to refuse payment at this point really. I have in past been down with road with a tenant. I required them to pay all rent due, next months and of course all legal fees and late fees. One actually paid, so yes I grabbed the 4 months of rent and my legal fees, only to start eviction process again 30days later... but at least I was only out 1 months rent this time
