What is the name of your state? Colorado

I received a Demand for Payment of Rent or Possession for unpaid mobile home lot rent, and then a summons to appear in court. I own the mobile home, but my son resides in the unit -- I live elsewhere. I was not aware that he had not paid the lot rent for June. I had been out of town for a week and did not find out about the demand for payment or the summons until Saturday, June 17. The late payment due date for the lot rent was Tuesday, June 13. I can pay the lot rent on Monday, June 19. I am seeking legal advice about how to proceed in the event the rent is not accepted and I am required to respond to the summons and/or appear in court.

Not everyone who will respond to you is an attorney. In fact, the administrators of this forum encourage you (read Important Notice) to speak with an attorney and not to consider the information you receive here as legal advice.

If you contact the landlord Monday, explain the situation, and the landlord chooses not to accept payment, then you go to court. You then explain the situation to the judge, who makes a ruling for or against you.

I'm curious as to why you seem to be letting your son off the hook since he got you in this mess in the first place. Next time (if there is one), maybe you should consider having him pay the money to you, then you write a check to the landlord to insure payment is received on time. And go after him for the rent if the landlord allows you to pay Monday.
