we turned in our early termination letter on march 1, to be out by april 30th as per our lease. Our rent was due on 3/6 and we will not be able to pay until 3/20 because of out of work illness. we received a letter today demanding payment tomorrow or eviction will begin. is 24 hrs considered "reasonable notice" and is eviction and option with a notice of lease termination??? north carolina

You had notice when you first rented the apartment that the rent was due on the 6th. I don't know about NC law, but unless your state requires notice of unpaid rent and amount before an eviction, it is realistic. If your state requires "reasonable notice" then I would think that 24 hours satisfies that.

Sure. I often do that myself.

Maybe the landlord is afraid that you do not intend to pay the last month's rent (or whatever portion is due). If a tenant does that to me, I will file an eviction suit for various reasons, including to force payment of the last month's rent and also to obtain jurisdiction over the tenant before he moves out. After all, the rent was due on the 6th (or the first, or whatever). Its the law, and I will always win.
