Hello, I am have a few questions regarding tenancy. I live in CA and have a one year lease. I resently moved into a new house a few motnhs back. When I moved in my landlord sold me a dog. My landlord was also verbally made aware that my sister might have to move in for a few months. Niether of which he had a problem with. 2 weeks ago I recieved a note saying that the nieghbors were complaining about the dog barking. So I have tried to keep him occupied and quite as much as possible. Just a couple of days ago I recieved a notice written on a 3 day pay or quit form. The note stated that due to me having a dog that was noisy, my sister living in the house more than 90% of the time, that I must move out by the 15th of the month. I figured everything was cool with the dog seeing as he sold it to me, and that he was aware my sister would occupy the residence for awhile, and expected him to notify me if things had changed. Well he notified me, but with this "get out notice". He also stated on the notice that my sister has used foul langauge on my neighbors. This I was unaware of, and I told my sister to get out at once. She has agreed to leave by the 15th, but I am not sure how to approach him on asking him to let me stay if she is out. I was planning on dropping off the rent check on the 15th with hopes he cashes the check, will this action on his end symbolize him being ok with me staying? Also if he doesn't allow me to stay how must he go about legally throwing me out? Any advice would be greatly appreciated.
