I live with my boyfriend, his 2 girls, and our baby. we rent a home in St. Louis county, MN. We have occupied this house for 3 months. We were staying in a efficiency until we could find suitable conditions for our children, when we happened upon this house. We paid a deposit and the first months rent 1week before occupying this house, 1 week later than the woman said we could move in. she said we broke a verbal agreement to have the money to her even sooner than that, but needless to say we had to pay to stay where we were another week because she hadnt vacated. we signed the lease and moved in may 7th. the lease says she can evict us at any time for any reason, but we figure that means failure to pay, damage, ect. we paid the second months rent 2 weeks early, but we had to go out of town this month on family emergency and couldnt reach her. she was suppossed to come here anyway, so we left a check taped to the door for her. upon returning july 6, we saw it was still there so we tracked he down via her mother and immediately sent her the check. 2 days later her mom shows up un-announced to check up on the house while i had bronchitis and a teething infant, and allthough i keep an immaculate house, there were a few toys on the floor and i hadn't yet cleaned up the breakfast dishes. the woman told her daughter that we were sloppy and unsanitary because there was egg on her new stove. the next day we had an eviction notice. she cited failure to pay rent on time and that we were unsanitary and made un-approved changes to the house. ( a towel rack that was hung with double-faced tape, some small shelves in our bedroom) My questions..... are we not expected to hang things on the wall? should we ignore our family emergencies until rent check is in her hand? Can she legally evict us? in the state of minnesota doesnt she have to have good cause to evict us even though it says on the lease she can evict us for any reason? if any one knows if this is lawful i would appreciate a reply. I dont want to move again, it isn't good for the children, and it is hard to find a rental property with the amount of bedrooms we need.
