What is the name of your state? GA

My brother in law is living with his wife in a trailer. There was never any lease signed stating that they owed the landlord rent. There was a verbal agreement to 290 a month for the trailer but there was no witnesses present. The landlord has let them live there for almost a year with no consequences. All of a sudden he tells them that they have to move out or pay 3000 dollars to him. He never said anything before now about past due rent. Also he just sent a letter that reads "According to the lease you signed....you have 10 days to pay or leave". There wasnt any lease signed.
Also when they moved in the landlord told me and several other members of the family that he had bought the trailer for them so they would not be homeless. So what are their rights when there is not a lease. I found a Georgia law code that says that he has to give them 60 days notice because there is no lease so they are tenants at will. Is that still true?? Please help

If they are paying on time and there was no lease, I would let him take them to court. He probably won't win. However, since he said "according to the lease you signed", he may have fabricated a lease w/forged signatures. I would look into this if I were you. It sounds like he's desperate for quick cash and is trying to scare them into paying him. If I were them, I would find another home ASAP.
HOWEVER, I am NOT a legal professional, and these are JUST MY OPINIONS.
