Ricky, if you're going to dispense advice, check your facts first. Tenants are not allowed to short the last month's rent because "the security deposit will cover it." If she doesn't pay the last month's rent, L can start eviction proceedings. Then T will end up paying the full rent, plus court costs, plus attorney fees.
Now, Tenant: write L back (certified, return receipt) & tell L that her notice was unlawful & that the earliest she can lawfully make you move is 7/31. (Call the local tenant's association to see if she has to give you notice 30 days before move out or 30 days before the next rent payment is due.) L can't evict you until & unless you violate the rental agreement or hold over beyond the termination of the tenancy.
L has 45 days from terination to refund your security deposit & provide an accounting of deductions. If L misses the deadline, you get to sue L for triple the wrongfully withheld funds + attorney fees + costs. Videotape the place.
