What is the name of your state (only U.S. law)? CA

Here is my question:

I would love to create study material for a particular exam and sell it online in either a membership website format, with audio files and videos, or an eBook, for example.

The exam is based off of a reference guide that is thick, really hard to understand, and is very wordy. My plan is to summarize and condense that information into charts and outlines for my customers to make it easier for them to pass their exams.

What is the likelihood that I will be in trouble if I create such material and sell it online? It is unlawful to do such a thing? Are there any precedents that you can point me toward? Any information would be GREATLY appreciated.
